speaking from experience I was audited 3 times in 6 years.. never once talk to IRS and my guy handled it for less than 1k each time.been with him 22 years.

Just do it and think of how you can help the owners... not yourself each time you speak with a homeowner.

For LA, It's tough to find mf that cash flows in B or better neighborhoods, roughly speaking west of downtown and North of the 10.
