I'm wondering how significant this is overall regarding resale, and whether I should adjust the MAO to be lower than 70% to accommodate the location--or expect a lower ROI at sale.

I have seen units in there for sale as low as $15k, and I still won't buy.  

We purchased the house at 142k and we watched people fire sale properties for 100k, 60k, 30k, and some foreclosed. 

My intent is to have the repairs completed within 90 days and list it for sale.

No bueno.I’ve analyzed a lot of properties like this going for sale. 

I do have a current single family short-sale in the works. 

Look on zillow for agents and search for agents that "say" they do short sales, foreclosures, etc.

We have a contract for sale on a 4 bldg package just east of downtown in the Historic Northeast neighborhood. 10% Cap rates. 3 4plex's and 1 duplex.
