I'm an investor and real estate agent in the Springfield area and if the duplex in on the MLS, I may know which duplex you're referring to. 

That said, neither of the ones I use were referred by wholesalers. 

@Christopher Prince-Barry  MUST Check many references over the phone and in person, and don't always go with the cheapest option, I only read online reviews and went with the cheapest option and I was no left with even a bigger mess on my hands.

Prior to this lender, I was referred by a bank to a credit repair counselor who asked for a ridiculously high fee.

I would also find a Realtor and ask them to refer you to lenders that are easy to work with and have great rates.
