What made you pick Garden Valley vs. other areas like McCall or Donnelly?

Very interesting and creative offer that I wont spill the beans on, but long story short, we picked it up in the neighborhood of $550k, and relocated the tenants.

this is laborious, im gathering quotes for 2 rentals, our primary, an auto policy and we want to add an umbrella. everyone has good prices on product A, terrible rates on product B, i try to cherry pick, then they say i cant get an umbrella policy unless i get every policvy written by the same person.is there anyway to shop this out easier and get everything under one roof?

Pick A or B class neighborhoods, drive around them, and look for the "worst" houses in those areas with the least amount of curb appeal that rehab efforts can fix. 

I would say pick one and start there.

It just gives you a tremendous amount of potential options that you get to pick what is best for you.
