We are in Oregon, want good quality...Energy Star...

Let me know if there's any neighborhoods you would recommend or avoid...I'm looking for relatively safe neighborhoods that attract high quality tenants.  

They focus on quality website maintenance.

Not including the obvious of outside/inside presentation and high quality pictures online.

I don't do Sec 8 in Belleville because we have no problem finding quality tenants in Belleville. 

Looking for great quality work, not overly priced with fix and flips and knowledgeable with the process of the 203 K FHA loan in the South Miami market.

If you are house hacking you may want to take into consideration that you have to live somewhere and if the cost of hacking is less than if you were renting even a small negative cashflow is not bad if their is upside such as ability to increase rent, appreciation, tax deduction, quality of life, etc. 

@Victor Kyi - In my opinion the reduction of risk investment wise comes in the quality of the asset (which in new construction means it will be in a good shape for a little while) and second in your ability to predict the cash flow based on what it would currently go for.

Issues finding quality tenants? 

We're looking for units that could attract a quality tenant, and one that may stay for awhile, so we look for things like dishwashers, laundry, decent storage in the kitchen, etc.
