@David Hines from a purely practical standpoint the model of wholesaling is going to have huge percentage of people who are bad at it. 

Cleveland is a strong pure cashflow market in exchange for the lack of appreciation compared to Columbus OH. 

It is pure slavery.

Hopefully it just needs a battery like mine did!

@Fas McO'nen  nice post.you will though continue to get yellow letters as this is the major playground for wholesalers in almost all rental areas.Burnt out landlord is their favorite target.. unfortunately Morris's representation of the neighborhoods and asset class in my mind is pure fantasy.. some of these will work of course.. but 50% of them over the next 3 to 5 years will become wholesaler bait yet again.there is a term or two terms in real estate one is  functionally obsolete and the other is economically  obsolete..these areas Morris targets are both.. but from Morris side of the table there is never ending inventory ( landlord burn out Wholesaler feeding them) big margins 15 to 30k.. on small dollar value properties that people pay cash for.

All but one of my rentals have fences (the one that doesn’t is a pure student rental so that’s a little different), but in general, people with kids, pets, or people who like to hang out in the privacy of their backyards all tend to like fences.  

I am not knowledgeable about DT riverside at all so I am purely speaking about mission inn area.  

If you're looking at this from purely an investor mindset and want to put as little down, then the 5% is a no-brainer.
