The biggest problem we find with mortgage lenders is that they usually don't propose good conditions with refinancing - usually they require us to hold the property for about 3 years.So a question to all: 1. is there anyone whom has a good referal for financing for us?

i appreciate the response ...nothing illegal is being done, i just know that there are so many tax deductions, write offs, and breaks that one could use....money earned is hard to keep if you dont have any major write offs or deductions...here's my scenario and why i was contemplating offshore. i am in the process of forming either an llc or s-corp, i was told that those might be the best options for just 2 50/50 partnes in real estate. the next shelter that was proposed was to creat trusts in which we are managers and be paid our salaries thru the trusts. maybe someone can help, if i get a 750k paycheck next week, i dont have any kids, what is the best way to keep most of it????

What i propose with helping you .. is once you think you found a place your interested in .. or a few places .. i can go and inspect them , I can check out the neighborhoods .. i can take video of both and post it online for you to see and I can give you my honest opinion on whether its somewhere that i would live or invest .. as for living, my wife is a but older than me and also is a chaplin for hospice .. i would not want to have to worry about her well being if i was not there .. thats what i would think about when recommending or not recommending a property .. now .. i dont know all of Central Florida but I do know people in those areas you mentioned except Tallahasse and i certainly do not want to drive there ( its 4 hrs ..)

Home is in hot Port Richey neighborhood. 3 bed 2 bath home (it will be fully rehabbed by turnkey company)Square footage is 1396 which is a bit larger than most in this neighborhoodAsking price is 133900.00Comps are coming in at 134000 according to MLS and 109k according to Zillow (big discrepancy there)Proposed pro-forma rent is 1175.00 but rent range is saying 1100.00So no equity in the home to start, and rent is below 1%.
