i got a great idea for solving the pet/smoker issues - make it a requirement to visit their PRESENT residence before accepting them. if it permeates of smoke, there ya go. if the place is stain free w/ pets, take 'em in w/ the extra deposit (don't call it a pet deposit though)i accept pets. my vacancies have averaged 5 days so while you're waiting a month for a tenant, I just minimized my loss.

If the seller is willing to get the price you're offering it doesn't matter what you do with it, if presented properly, they won't care.They also don't know what you and the investor may have to do to increase the value for your end result, what repairs need to be made?

With BoA, it is better to present yourself as a buyer with pre-approved financing, then the 60 day restriction won't apply to you.Even though it can be a same day deal, the mortgage can be recorded.

Then again, if such is presented and the person whos signature appears and they acknowledge the signature in testimony it will apply, an acknowldgement in writing can also be obtained or provided.

sorry, I get it now: Present a pre-filled out Purchase Agreement to the Seller, leaving out the price as said; and it doesn't actually become signed until a Buyer by Seller and Wholesaler until a buyer is found...(?)

Without more investigation, nobody is going to be able to tell you if this is a symptom of a serious problem, or if it's routine settling that is presenting a purely cosmetic issue.While you can take the safe approach and run away (like some others are suggesting), keep in mind that by doing so, you're giving other investors (like me :) an opportunity to swoop in and grab a great deal because we're willing to spend a couple hundred bucks on an engineer and then potentially negotiate the price down far below market value, even if the underlying issue isn't severe.If spending a little time and money is something you're willing to do in order to potentially get a great deal, then I'd recommend finding a good structural engineer and having him visit the property and make an assessment.
