Others have said that the only look-back to worry about is if the original 1031 exchange was between related parties (it wasn't).

So I was thinking that a system like RUBS, if not generally applied in the area, would increase paranoia and increase turnover, besides the additional work and expense involved in billing, getting the bills out, and collecting it.
