It was a pain in the a$$ and I spent a TON of time hiring/firing property managers and my study of the local market was wrong so I ended up overpaying and the rent didn't cover all the expenses.

Last time I refi'd an investment property, it was a long painful drawn-out process. 

Which one in would be a less pain free way, May I request all to please share your experience, with inspection, roof expectation of the lender and over all in general, I have already delayed to reply and will need to pick on one of them today, so I would appreciate any input from you valuable experience.

All these things can be used to deny an applicant if you get "negative energy" from them and think they will be a pain in the backside. 

And it can be a complete pain.

That money will go much faster than anyone expects and the inheritance retirement plan disappears. 

When a deal pops up on the market it doesn't take any time at all for it to disappear.

Sagging in a large double door entrance with cracking on the drywall above it.The main floor clearly arching over the pain beam that supports the house with clear separation between the hardwood.

At the same time there's pain coming for the new and uninitiated.A wise man once said, "In commercial real estate; somebody somewhere is screwing it up!"

Then I ask myself, what type of pain do I want?
