As Bill W. pointed out, the credits allowed will be considered depending on the type of loan your buyer applies for, a portfolioed loan (or one made and kept by a lender) can have more lenient guidelines as opposed to the secondary market guidelines I mentioned, but will be similar.Todd, usually an option price and rents for a home are arbitrarily set.

A property I am looking at is an 8 unit in CA, asking for $400K, rent roll of $4800 AND BUILT IN 1910.Building Amenities and Improvements include a New Concrete Driveway, New Stucco and Exterior Paint, New Main Electrical Panel and New Roof on Rear Building and New Mailboxes.All units have New Cabinets, New Counter Tops, New Windows, New Tiled Kitchen and Bathroom Floors, New Pergo/Laminate Bedroom Floors,New Electrical Wiring including New Sub Panels w/ Breakers and NewPlumbing.

The drawback is that if you own them outright, you can't do a cash-out finance for 6-12 months (the seasoning requirement).2) On the other hand, there is no seasoning requirement if you are doing a rate and term refi (as opposed to a cash-out finance), i.e., if you use a mortgage to purchase the property on May10th, you can refi that mortgage on May 11th.3) So here's a possible way to (almost) purchase for cash while preserving your ability to turn around and immediately mortgage the property: a) You find a property listed for $60k.

If you are looking for financing in the LLC, most banks want to see a history of cash flows, like two years worth of stable tax returns, as opposed to just showing a financial statement.

The standard FNMA addendum, Section 23 states:"If the property is presently on a Master Key System, the Seller will re-key the exterior doors to the Property prior to closing and funding at the Purchaser's expense."

I know at first this site looked like it's promoting a 'general solicitation' form a regulatory standpoint, but the site is operating more like an 'online newspaper' or simple 'online ad site', sort of like craigslist... as opposed to prosper.com, which is "in the middle" of the transaction.
