I joined the War Room mastermind, started by @Stuart Grazier and @david pere a little over a year ago and it has been great!

Off late, the prices have skyrocketed (~500K) leading to bidding wars.

I have invested in numerous syndications and think I have a decent handle on what to look at when considering opportunities, looking to get better.

A high percentage of investors in a given project can be viewed as a higher risk for mis-management of the HOA and/or likelihood of numerous owners walking away from the investment entirely if values dip.  

So to win the bidding war, you need a strong offer.Ways to write a strong offer:  (1.)

Having spent the first half of my life as a renter and having been in numerous properties with numerous landlords I never had a great feeling about the landlords who rolled up in what appeared to be expensive cars - many of whom were actually fine landlords.

A realtor friend told me if I were to list right now to do it for 240k and there would for sure be a bidding war within a week.

As part of selling interview numerous agents. 

You just need to make sure you are working with someone that understands the different areas so you are not getting into a war zone (unless that is what you are looking for).
