Read some forums on here about getting started in wholesaling and you'll quickly find its not what the gurus pitch it as.

However I think I could get some family to pitch in and give them a 15% return on their mini loan.

I like how you have restructured here and there minimally but the overall effect came out really nice!  

@Yosef Fares I'm no short sale expert but I relative of mine purchased a short sale last year and it is a great property that required minimal cosmetic work however the process for them was a huge headache and took well over a year to complete.

Due to this situation, I am currently searching for REOs or foreclosure properties with minimal damage to invest.Surprisingly, I found one property in a good neighborhood but not in a good location.

I guess my main question is, is it a good idea to buy a property specifically for cash flow, knowing there's minimal equity ?
