Not sure why you would order an appraisal for a property you plan to wholesale, but yes, you could if you were willing to shell out several hundred bucks.

If it looks like a million bucks then people will want it.  

This would let you get the biggest bang for your construction/sale buck and also position the property for you to use the tax deferral of the 1031 exchange.

The city needs to act faster by expanding its employee numbers and cutting the red tape for property developments and accelerate high density rezoning instead of stopping residents to help pay for their mortgage or earn a few bucks to pay for ever increasing cost of living.I proposed an Infill house on a lot just last week (lot is zoned for 1.45FSR) but the city decided not to allow it stating shadow issues however they are forgetting the large tree already casting a shadow on the neighbours lot.

Do priavte money lenders expect monthly payments every time or are there scenarios where they invest and wait til the maturity date to get back their money?

For example, there may be something really simple like paying down/off a credit card or two which would get you more bang for the buck than a larger down payment.  

He also paid rent at the halfway house while waiting for approval.This is a ridiculously tough finanical position for someone making a few bucks an hour and trying to get back on his feet, so I was working with him to help him get his security deposit back and see if the landlord could be generous and maybe get a little rent back as well.I understand that this landlord is entitled to all the rent owed during the lease period.
