@Evan Loader Not sure if you've tried these methods but i would try going to your local multifamily investor meets up, attending larger multifamily conferences and networking with Sponsors on social media platforms like BP and linkedlin. 

I highly recommend using local lenders.

Read everything you can here on wholesaling and then attend your local REIA meetings.

Call local handy man type contractors.

Memphis is a great place for cash flowing properties, the price points are very favorable as well as the landlord laws.

New York has outstanding judgment collection laws that allow for levies on accounts and payDaniels, Norelli, Scully & Cecere are excellent
