506(b) syndication sponsors

Greetings all, I've been investing in syndications for nearly 3 years now but have hit an obstacle and trying to mitigate/manage it.

Over the years I've built up a decent list of syndication sponsors who will take capital from a sophisticated investor like myself, particularly via  506(b) raise. It's been successful so far. However, a few of the sponsors I am invested with have since shifted to a 506(c) focus for their subsequent raises. Since I have yet to be accredited(close, but not yet there), I'm reaching out on here on who is continuing to raise via 506(b) and accepts capital from sophisticated investors.

@Evan Loader, I am guessing you have already explored the guests on podcast routes, as particularly within the BP "sphere of influence" that is the preferred marketing route, particularly for 506(b) operators.  If you haven't, start with guests on the BP podcast, then look for that guest's podcast, then skim their episodes for guests.

Also, look at various conferences and the speakers there, again you will get several 506(c) sponsors, but there will be 506(b) operators as well.

While this is not all inclusive, I went to Verifvest and looked around on their website and the list of groups that are paying to be a part of that verification process.  I don't know how many are 506(b) vs (c), but there are a lot of groups on that website.

And of course, networking. REIA, Meetups, co-workers, even shooting commercial brokers an email, since they are dealing with buyers, so likely know groups that are syndicating their deals.

The final step: anyone 506(b) or (c) has to file a Form D with the SEC.  You can search for all the Form D filings and do a data dump of that list (note: it will be HUGE) and then you can start just searching through that list of companies.  I met with someone once that was doing this with the help of a virtual assistant.
