Build and maintain a great credit score. 

I recently read it and took the tests again.  22 chapter tests total. 19 of the 22 I scored A's and B's. 1 test on the chapter about appraising, a C.

I talked to my carpenters who helped rehab and they said they could put up a garage for a lot less but I know the problem is I have to do the planning, get a permit,  get the concrete guy, the electrician, ect, but wait-that's what I do when I do a rehab so I took a class on general contracting, took the post class test and scored 96% and take the exam for my General Contracting license next week. 

I have solid verifiable W2 income, high credit score, positive cash flow and good equity in all properties. 

While you are waiting to find your dream property, work on fixing your credit and improving your score. 

I attend my local REIA group every month and was told I would need 20% down and a credit score of 630.

Truth be told my credit score did take a hit.

There are unsecured lines of credit available for individuals who have good credit and good credit scores.  

The LTV would be around 75% but if you have a mid score of at least 660, we might be able to help you out.

Lesser known wholesalers or wholesalers with a checkered past, I will only do EM in escrow from this point forward.
