5 + mortgages Lending in NJ

I am looking for my 5th mortgage and running into issues with traditional lenders.

It seems a portfolio lender rolling it all up may be the answer for now, and further investments I am looking to do.   Two questions for the group:

1)  Any advice on specific lenders in NJ for this type of lending ?

2)  Any other finance suggestions ?

I have solid verifiable W2 income, high credit score, positive cash flow and good equity in all properties.
