Here's why:- unless you strategically reported your taxes as making 100% income and not reporting an entire loss on your schedule e - you will most likely not find a lender who will qualify you for a HELOC.

No income this year, but did have expenses, so I want to capture the loss and carry it to 2021. 

I also summarized review performance metrics for the last 2 years to show guests that the property does have a good history.

We look at the deposits for the last 3 months and then lend out usually up to 50% of that average.  

However, rents in the area have trended slightly downwards over the last year.My goal is to find a unit that is not marketed well (no staging, no work done before going to market, poor photography) with the hope that it has less exposure and interest. 

I hope you still plan to screen her properly, credit check, and check with her previous landlords, (not the last one).

@David Ross Yes, they said it will clear title with the easement, but last step was to confirm if the lender will approve of it and they told us it wouldn’t work.
