Then too, it's not trivial to print reports like tenant invoices between mm/dd/yy & nn/ee/zz nor a PnL.iCloud & Drobox  are not backup solutions as you can't control either of them an ensure they will be there if/when you need it - - if you can't put your hands on the equipment, you have issues waiting to bite you.Everyone is desperate to believe that portable devices subsumes desktop computers, but they don't.see my profile

Then two weeks later I have pest control go back in and bait in the kitchen (or any place else the resident has seen roaches) Also after the spray we put down sticky traps to monitor the activity.

The tenant has been in the house for just over three months and has used small screws and nails all over to secure different cords, including for appliances in the kitchen, so we feel confident the nail and screw came from him and not from an earlier tenant, only somehow getting lodged now.

All new windows (some larger, some removed), new floors and paint, removing a few walls that aren't structural, two net baths, making a basement into a room, closing off another room by extending the floor a little and adding a very small piece of wall, adding a swamp cooler, new water heater, vapor barrier, replacing kitchen cabinets, adding tub in one of the bathrooms, moving toilet bowls a little, adding a larger deck, etc etc
