For me, I had voice recording apps and depending on your state law you have to notified the other person when record the conversation (I feel that when you told them "this is a recorded conversation" they will take it very serious and more than likely not to flake/ change their mind).

It works very well for multiple rentals by setting each up as a class and assigning that class to every expense using the phone app or online.

With paper apps, you have to print them, hand them out, collect them, and re-input the info, where online apps, you just share the link and tenant applies, and you can get you screening reports directly through that process with no extra work.
