I have a young family but also a plethora of resources so I am striving to do so with plenty of hard work, a little blood, plenty of sweat, and maybe some tears but, just like you guys, I’m a dude so I don’t cry… Thank you all so much for the work you guys have put into this site to make it such an amazing resource for us little people.

Some areas are 90% boarded up. yet is also has some very nice areas and areas in the middle.Despite the blight there seems to be plenty of demand for good housing.

I would never invest at a distance and try to self-manage (that's me- you will hear other opinions here) but I would certainly look at markets where there is plenty of cash flow and you can have the management handled by professionals

I've listened to plenty of podcasts that describe how wholesaling may be one of the harder strategies to start with because you need to know negotating, marketing, contracts, buyers, sellers, networking, markets, rehab costs, and you need to devote a good chunk of time to it.

You could join WLA (walandlord.com) and attend their meetings, invite other people from BP to coffee, find a real estate agent to volunteer time to, and/or do a lot of reading and listening to podcasts.
