If you would like to give some context as to the factors that you look at in priority order (more important factors vs. less important factors) that would be a value added conversation as well.Additionally if you would like to provide some flavor as to what kind of ranges you are seeing regarding re-performing 2nds and the factors that influence your buying decision, that would be excellent as well.

Less callers and more motivated to sell.You can then sell your leads to the wholesalers that you're buying homes from.  

If I buy a property from a motivated seller for 80k then refi for 110k because that is what the comps in the area are worth can I keep the property as a rental?

However I am now in North Carolina, just north of Charlotte and am very motivated to get back (and stay) in Real Estate.

Most of the books you want are outdated because they talk about how it was during the housing boom or they are motivational, hype you up, get up and do it types with no clear instruction on how to execute.

Most of them aren't too motivated but I said I would give a few of them a call back later on because they may be great buy and holds and you never know what mind frame they may be in later.
