If I add the 20% buffer on the repairs for the things that could go wrong, that jumps up to 114k in repairs and renovations.The house is a Fannie Mae owned house, which from my limited understanding means it is a REO home and I take it that's why the low price, along with the extensive repair I imagine.

As with most professions, I imagine the quality of home inspectors varies from poor to great, and it's hard to know in advance which one any given inspector is.

@Charlie Moore,You have a great list.Aside from them and those like them, however, I have a hard time imagining a book that's still current information that could be in a bookstore by now - I'm thinking it would have to have been written within the last 12 months to be both current and relevant.

I imagine they could verify it through county records if they wanted but I’m guessing they just go off what’s listed on the tax returns.
