Review My Property Portfolio for Lenders

I'm soliciting some feedback on a property portfolio that I'm putting together for potential lenders. I'll have one of these for each property that we've completed as well as a cover page detailing our company's financials, average ROI, etc. I'm looking for general opinions on the layout, colors, etc. I apologize for the quality. I as having trouble converting my Word file to a JPEG. Thanks!

I cannot speak for conventional lenders but as a HML I am contacted just about every day by rehabbers, ostensibly for loans, who are eager to show me pics and info about their past achievements. One very experienced rehabber came to our Chicagoland office wanting us (plural) to come and visit every one of his multiple projects nearing completion, the closest being a mere 45 minute drive away. Indeed there are a whole class of loan tyre-kickers whose main point in contacting me is the opportunity to show off their current and past property portfolio including before and after pics of every room of every MacMansion at great length and detail, all too often for reasons of ego and pride and occasionally, alas, loneliness.

All _I_ need on the other hand is an address list of 1-6 of your previously rehabbed/flipped properties on page 3 of the loan application form to determine if I can bestow largess upon you at a magnificent 75% of LTV (for instance) as apposed to the paltry 65% of LTV I can shovel unto mere newbie rehabbers/flippers.

As a HML what I really appreciate is lenders who give me time to close without an emergency rush 3rd Party appraisal needed, documents requested being provided promptly, not being deluged with documentation I have not asked for and will not need, and, if I may interject some humor into this, for some borrowers attendance of a remedial, simple loan form filling-in class. ;)
