There is no right or wrong answer, know yourself, know your end game, and obviously take your wife's feelings into serious consideration, then go from there. 

But if the colors are awful then that's another consideration.  

I just spent $2,000 for 4 bar height chairs for our beach house for the outside deck areas and am getting ready to spend $2,500 for a poly wood dining table with 6 chairs.

A consideration, as a guy with three young kids, is that the extra bathroom is a necessity.

Given the property prices in Hoboken I have been considering the surrounding areas (Heights, Bayonne, Newark) but I am also open to other locations within a couple hours drive - I have seen people mention Allentown or areas around Philly.If anyone has any advice or suggestions on where to start looking it would be greatly appreciated.I would love meet more people in the area so I am always up to grab a coffee with any locals!

A good tenant in my book is one who is polite, considerate, communicates openly and honestly, follows the terms of the rental agreement, pays rent on time and takes good care of the place.

Someone told me that there is new legislation coming down the pike that will require much more work when dealing with a remodel that has lead paint...like tenting the whole house and upping the cost considerably.
