Tenant Proofing a New Condo

Hello BP Fam!

I am rehabbing my first property (2/2 1300sqft condo in GA) and would love to hear everyones' opinion and experience on tenant proofing condos and rehab expenses. Ideally I am looking for durable, wear-resistant, affordable materials. All appliances are working but are at their life. I would also like to change the carpet to vinyl/laminate flooring, replace kitchen cabinets and countertop, and vanities in the bathroom. Lastly, the ceiling is popcorn texture and I really dislike that but thats me being picky more than anything serious.

I will be living in the condo for 2-3 years and renting the entire unit afterwards. I would ideally like to rehab now or while I'm living there however I am giving myself a budget of 10K for immediate rehab prior to moving in.

What do you all think I should tackle first? Should i leave the appliances and replace them as they start to malfunction throughout my stay?

 Also what appliances and materials do you all recommend for longevity and tenant proofing?
