Can someone provide feedback.

I live in a suburb of Detroit which I gather can be tricky but is priced for cash flow if done right.

From what I've gathered, getting on the phone for a minimum of two hours daily is essential along with networking / marketing skills, luckily I did a lot of cold calls when I sold cars and have pretty good skills overall socially, I just don't know the lingo and don't have anyone to emulate just yet.Thanks for reading my introMay those seeking success find it in abundance today!

A few of us from BP have organized a casual meet and greet / first gathering for local investors to Bend and Central Oregon.  

From everything I've gathered here, I'm just going to keep with my numbers and continue doing what I'm doing.

-I am also because it is my first multifamily deal uncertain of how to analyze the property entirely, I understand basics of cap rate and some of the things but not sure how to create a strategy of buying the right property with the goal of longterm hold with 8-10% cap rate if its best to buy something that needs a little work to up it to the rate or if I should go after something that is already performing.Any feedback appreciated thank you!
