With the current market environment, deals with profit margins that make sense for first time flippers are extremely difficult to find and even more difficult to get under contract.

I am in some cases okay with that and accept that it's the high rate environment we are in right now. 

There are still deals to made even in a high interest rate environment.

It sounds like the ship has sailed to speak on Nashville unless I am making a play for appreciation or looking to flip which do not meet my cash flow needs or favor my remote status (live in Central IL, current environment not favorable to real estate investing here).   

In fact, I suspect that there are those purchasers who would prefer being the contractor's big fish in their little pond, even if it's only a few projects a year, than being a little fish in the contractor's big pond of projects.
