You're about to get a flood of agents who live in Tampa and have that keyword alert on Bigger Pockets. 

My advice is if you plan to hustle and go out and build relationships with Real estate agents, CPA's, Attorney's, Builders and more then I would say loan officer.

I just contacted an agent in the area and they helped me with the transaction. 

Having your agent or another trustable point of contact help where they can would be key. 

I would not rely on the agent's contractor and their numbers but maybe you or they picked up on potential problems that were overlooked. 

In addition to being a beginner investor I'm also a new real estate agent and want to send postcards to all the homes in my subdivision (I have the list of addresses).

I'm 100% invested in the greater Sacramento area as an investor and agent, so I might be a bit biased:-) Sacramento is the #1 place people are relocating to from the bay area, so we have seen demand be extremely high, vacancies low, and rents have risen considerably in the past 3-4 years.
