You have to understand that these people that are going through probate are going through a tough time so when sending letters to them you have to be very fragile. 90% of the content of the letters that our company sends to probate leads are fully acknowledging the loss of their loved ones and expressing condolences.

I don't think a blanket "You show everything no matter how small the commission" is a feasible answer because it's just not realistic.

"Newer" is good, too.I don't necessarily "need" the cash that's tied up in it but that is a big chunk of money I could potentially invest elsewhere (but without a known rate of return like I'd get on this place).I'd rent it, but I love cash flow, and that beats would could be a loss considering all of the time you've put in.The property is 2 hours from where I live so I need to find a property manager.Check with them on the rent and the candidate.

Being that the property was acquired for 350k and was appraised for 700k (stabilized value), I believe that a construction loan should be feasible.
