@Conner Olsen Austin is an exclusion, because its either your skills or your luck that top tech companies decided to select Austin as their future office locations.Such opportunities are not happening on daily bases.After tech started to open offices in Austin, properties went rocketing up.So yes, its great that you got that opportunity, but i would say its more unusual event.

Hi Karen, You can sell within the next year and take advantage of both tax breaks:  the 250k (500k if you're married filing joint) gain exclusion along with the tax deferral provisions of 1031.

If you're interested, tell him you are willing to sign a non-disclosure/non-circumvent agreement so he can feel safe disclosing the address and showing you the property.When I got into building sales I realized most owners do not sign exclusive listing agreements.

In this case, if you bought the property and lived in the property as your primary residence for at least 2 years, then you qualify for the 121 Exclusion ($500,000 tax-free as a married couple).
