Need to consider a hold period, market rents, capital expenditures, oper expenses, market vacancy, reversion value, your desired irr, what type and how much finan. you plan to obtain, how it affects your level of risk, etc. a lot of questions to answer.And then how each of those variable might change throughout your ownership on an annual basis in order to come up with your expected CF stream.If you evaluate those items and the returns on invst are satisfactory you have a deal.

We ended up with around $60k in equity at the lowest price evaluation for the home after all the repairs.In 2010 I got the itch & I was able to get a $160k loan for another auction property, this time in N Tacoma & again, ended up with a heavy fixer.

Jason Clifford the main thing is being able to evaluate a good deal from a bad one so that you can lend appropriately.I started private lending after I did a dozen or so rehabs.You may want to look at syndications, maybe even apt complex deals via syndications.Just my $0.02
