I'm not looking to profiteer, but I could see a benefit to moving down and working with a contractor company just to meet the inevitable incoming demand (I have little experience, but want to learn), and I imagine there will be a whole new market of available properties to flip.

We bought our first flip house at a live auction from Williams & Williams, I was the only person there but bidding against 4 other online buyers, the auctioneer took bids in an earpiece then announced them and looked at me to indicate it was my turn to bid.

IMO you have to either market to off market properties or get in good with someone who does.For the lending, find a good fix and flipper and lend to and/or partner with them on a flip or two.

@Jean-Frank Dorvil with that wide a range both rental and flip properties as well as b,c or d properties I would say the neighborhood doesn't make near as much difference as the quality of the deal.

Most banks generally don't have the fix n flip type programs that would be needed to do these kinds of projects.
