Under a full guardianship that means we are untimately responsible for everything, income, expenses, housing and medical decisions, taxes, debts, mortgages, wills and estate planning, suing or being sued, investments, real property, unique asset liquidations like oil/gas leases, coins, fine art, notes, cars, foreign real estate, boats, wine, financial exploitation investigations including forensic accounting, criminal and civil trial testimony and recovery of funds when we are lucky, budgeting for liquidation of assets in order to fund medical and care expenses, (I could go on for hours); basically everything you can think of in your life... imagine someone else having to do that for you because you're incapacitated.In my work I'd estimate I've been involved in the sale of 300-400 properties, maybe 100 probate cases and many hundreds of guardianship and DPOA cases.

A great book is Rich Dad Poor Dad by Robert Kiyosaki.Another great resource is the BP podcasts, found here: https://www.biggerpockets.com/podcastI listen to them in the car, at home, whenever I have time. they are extremely motivating and contain a wealth of practical knowledge.Happy investing!

I have an older mobile home on its own property in a small town with a newer detached 2 car garage on itThe land is worth betwtween 25 and 35 thousandthe garage is worth 10- 15 thousandThe trailer has little value but is very livable 1000 - 5000 mid 70'sthe tennant is paying $750.00 a monthtaxes are 900 a yearinsurance is 900 a yearI payed 60 thousand 1 year ago but included all contents of previous ownerI sold all contents for about 6 thousandThe tennant wants to purchase the property with me holding the mortgageI said would sell for 75 thousand 5 thousand down at 9 percent interest with a two year balloonShould i keep renting it or should I sell ?

Luckily, having a pro on your team makes an otherwise daunting transaction much easier.You have to purchase a like-kind property, which just means you can't trade your current real estate for a vintage car or fine art.There are some timelines to adhere to:You need to formally identify up to three like-kind properties within 45 days of selling your current prop, which means you should be looking by the time you go to market.You need to close on the new property or properties (yes, you can buy more than one if the math works out) within 180 days of selling the current prop.You can identify more than three properties if you need more choices or are planning to exchange for multiple props (often an issue for people selling very valuable RE or reinvesting in cheaper markets) but there are some rules:You can identify as many as you like, as long as the total value of all of them does not exceed 200% of the value of your current prop.
