I'm still a newbie with only my house hack/duplex going so far but we're not going to die from paralysis of  analysis so I'm still trying to figure out a few of the data points for the calculators. 

I bought a duplex in Nov 2015 for 270 and could sell it today for low 500k-and I have done nothing other than paint.

We also provide some Command sticky hangers at move in, and ask renters to use them instead of putting holes in the walls for hanging pictures etc.
