Unfortunately, it's the wrong time of year to run the a/c which would help dry it out.

If there is visible dry rot, peeling paint or railings that wobble expect the termite.

If you were to bring $5M, then that could be very attractive as it might allow a sponsor to keep some of his investors powder dry for another deal. 

I don't lift a finger to get these and they are highly motivated and they already decided they want to sell TO ME!

Because neither of us were detail oriented, the little things fell through the cracks which led to finger pointing and resentment.
