The only thing I would be concerned about is the absence of the class feature.  

Redfin is the primary tool I use as a wholesaler---if they have it in your area be sure to use their "Price Home" feature.

The NJ group meets once a month in Summit, NJ they announce the meetings - use the keyword feature to be notified on items of interest.

Simply search throughout that same area of the house you are looking for and check what other property around there with the same type of features and if you know your market well these numbers shouldn't be too off.

Jon, I have no idea why I got a mention from you, I don't see you using the feature at all. :)Since I'm back....Priority of liens is a matter of law in each state, there are generalities such as a note filed before another has priority over the one filed later.

The right mix of Association stability, tenant class, and Desirable features for "rentability" has to "gel " to make Condo investments work!

Today, their hands are tied and this is just not as likely.Also, while REO listings use to dominate the inventory, they are now the minority of listings.Sorry I don't have better news for you, however, that does not mean you should not be goring relationships or stop going after REO deals.
