As an agent in the areas, there is a decent amount of MF in the areas.

Hiii Everyone I am 25 year old Working  Professional and earning Decent income close to 100k~110k and my Friend who earns pretty much the same we both are single and we do have some money saved up 120k and we were thinking to invest in Real Estate and create a good portfolio overtime .

I am poised to make another decent-sized investment so keen to see what this does to the market, specifically in North Carolina.TIA

I can’t see the actual spreadsheet outside of this screen shot so here’s my attempt at helping. 

Townhomes in Owings Mills & nearby Reisterstown have decent entry points and returns - mid 200s selling price and upto $2200-$2300 in monthly rental income.

I am particularly looking into Mira Mesa since its closer to my work in Sorrento Valley and seems like a very decent place. 

I can't keep my current job that afforded me the house so I'm going to take a pretty decent pay cut and transitioning into a different field of work all together.

I would suggest finding options that look nice, and are decent quality.

Anyway I have a primary residence that I may have shot myself in the foot with.

Numbers look decent, capex as mentioned might need to be more unless you do cosmetic with some sweat equity.
