I am not sure what Georgia was like but in NC I got multiple full color postcards, some 11x8 even, every single day since it was a battleground state.

(without knowing the exiting color of this rug) why not just have the rug well cleaned by a reputable and known rug-cleaning company?  

Let the net owner play decorator and buy the appliances, choose the color, Leave it in primer and jump out with whatever profit you can.

If you have good credit and some skin in the game you Otta beat that rate all day long.

Also, the maid up rules of what you and your tenants can and can't do in the unit (for example, what color of curtains are allowed).

I am a real estate broker here in Fresno, CA and I was in your shoes looking for full funding from a lender, it's not going to happen, they want you to have some skin in the game meaning you would need to put down anywhere from 20%-35% and they will fund rest.

Use a color that is darker to blend in better. 

The dark blue areas represent the lowest crime rate.
