If I rent in a big apartment complex, I get the pool and the basketball court and the regular maintenance dude. 

It is common for courts to award tenants triple damages and attorneys fees for technical defaults by landlords in areas like security deposit disputes or other common mistakes.

But the one thing I think is a complete overreach, and hopefully will be contested in the courts, is that they completely banned renting out anything that is a permitted house.

Oh yeah, "Cash for Keys" is usually my go-to but in this case I'm stuck with going through the courts. 

Hello,I am trying to evaluate different options to rehab a rental property. 1) I can do cash out on primary and use the proceeds to fix the rental and rent it out2) Take out HELOC on primary and use the proceeds to fix the rental and rent it out3) Take a homestyle renovation loan for the rental and use the proceeds to fix it.I am not sure which one of the above three options would be best as far as the personal tax consequences are concerned. 

How might you go about proceeding if you were me? 

If you proceed with a legal removal, you must be there and take tons of pictures. 

If so, assuming you served them proper notice you could turn it over to a lawyer and go to court.

The only downside I see is extra paperwork the IRS will require due to the foreign seller, and a portion of the seller's proceeds will have to be temporarily held in a special escrow.
