It's never been clear to me that anyone has a clue how to consistently predict something as complicated as macro policy and its impact on FX and Interest rates.

We have full-time staff to do the actual property management, but it's a misnomer that's feed to people new to real estate investing that it's passive, hands-off income.

One has had the same tenant that pays consistently since 2006! 

What works gets filed under great ideas and what doesn't I feed my competitors making them think those methods bring success.

@Odie Ayaga ima give it to you like this different people have lived and experienced different cities conditions and environments so if i can get the intel from some 1 pros and cons before i move on something ima take it how i can get it i been to alot of different states that dont mean it aint better places and lanes to venture into so i asked so i could see if the feed back a be some what of a indication of a couple good places i grew up in the hood and not just in one Newark,NY,Philly down south idc were the money is ima go get it period and questions always give you a answer might now be the one you want but atleast you a get something my other post was heavy with different areas specifics data network building bridging gaps and making of connections so i took that and ran with it soak it and use it to my advantage by applying it the best way i know how but i def.

I think CL ads can be very effective, you just have to be persistent and consistent with them.  

Consistency is Key, great plan now just stick to it and I am sure you will get lots of leads rolling in!

With your experience you'll basically just need to someone to feed you numbers so you can fit them into your calculations. 

I previously lived in Phoenix AZ, have friends and family there now, am very familiar with the valley, and believe it has great growth prospects like most major cities over the long term.My experience consists of reading/listening to nearly every Rich Dad book/audio course, as well as reading many other Real Estate books by different authors, attending REI and Cashflow clubs in Phoenix, and a few seminars.
