@Jacob Chapman you have experience with Yardi so you should know what is important to track: rent charges and payments, security deposits, maintenance requests, tenant/vendor contacts, invoices, etc.There's a whole list of free software solutions available for small Landlords.

I have a software that pulls some data from the MLS that shows a map of areas and shows zip, city, mean income, mean value of properties, forcast appreciation, price to rent ratio, # of all cash sales, # of abandoned houses, and foreclosures in the area. 

(A = The Seller, B = the Investor Buyer and C = the End Buyer) The process will go like this:Day 1: C Buyer Wires funds into escrow for B-CDay 1: B Buyer wires their funds into escrow for A-BDay 2: A-B records the conveyance with the countyDay 3: B-C records the conveyance with the countyDay 3 or 4: Disbursements happen on Day 3 or 4, depending on when we get recording confirmation for the B-C transactionI thank you in advance for your recommendations!

Do you use any particular software, use some kind of paper form?

Working in software myself, I can speak from the experience of getting hit up my recruiters that many small-to-midsize companies (beyond Google, Uber, Facebook) that aren't on everyone's radar are already here or in the process of setting up offices.
