Additionally, commercial lenders work within their own parameters and decide whether they are going to lend on a property or not and they're not bound by Dodd/Frank or any other government regulation for that matter.To answer your question, you can get a cash out loan with no title seasoning on a commercial building, but you're going to get an ARM, you're going to pay points, you're not going to get a rate in the 4's or 5's and you're going to pay closing costs so as @Steve Vaughan said, and I'll paraphrase, the cost of funds could be prohibitive.
