My and a friend have three deals with them that they backed out on, please keep me informed of any litigation. 

She had aggressive dogs that were getting out, my daughter spent time at my sister in laws playing with her cousins.I called the lady, informed her I was recording the call (which is not necessary in Texas), and told her I was very concerned with her dogs being aggressive and getting out.I told her that going forward, if the dogs got into my SIL (sister in law)s yard, I was going to instruct her to shoot the dogs, and then I was going to file a civil suit against her for putting children in danger and this would be considered her warning I told her I was a dog lover and had dogs myself, but these two dogs were putting children in danger, and she would be held responsible.

@Debbie Welch- welcome ...congrats  on the condo offer being accepted .... make sure to  pay attention to the  resale cert / budget and CCRS  to amek sure there isnt any litigation / pendng  assesments  or  any  buget shortfalls  ......if  using a lender for  financing - make sure the lender  gets the  approval on the  complex   completed aa well ...good luck 

There are pros / cons to registering in either the state that you live, or the state that the property exists, or a state like Delaware that is known to have one of the most well functioning court systems for commercial litigation. 

Some of the folks in this string are likely to be looking at some litigation which is sadly why we have so many lawyers.  

As a civil engineer that has worked on the planning and potential permitting of desalinization plants I will say this.

We are not the most popular with contractors, but we pay, pay on time, keep ourselves out of litigation, and avoid many problematic contractors. 

I was a full time civil engineer and quit 6 months ago to pursue real estate investing.

Before that, I was a civil engineer for 10 years.
