You have a "pro" account, so you can simply head over to the marketplace and make a thread saying "hey fellow BP-ers, who is a REI friendly minimal overlays lender in MO?"

That money plus the repair reserve should be enough.Good quality plumbers are certified, skilled labor and are quite worth the price tag.  

@Jake Ramstack I'm not the expert but I believe that there is a Marketplace segment of the forum for active deals.

I mail it (certified) with the check for their deposit. 

So, if you wait 5 days to run delinquency, post a 3-day (which takes 7 days before you can file) this puts you at the 12th of the month, at which point, a tenant could still pay you before filing with the courts and would only cost the tenant the price of a certified mailing.
