If you had the intent to hold for investment and were waiting for capital appreciation, then it would certainly qualify for 1031 Exchange treatment.

I will however focus much of my capital and investable income into Multi Family Real Estate.

Made a profit of $3K after closing costs, which is great and helps me build capital so I can start buying and holding.

Start saving some money aside because wholesaling isn't free (marketing takes capital!)

Trying to get into the fix and flip business as well as raising venture capital for a large cap investor into multi-tenant housing.

This being my first foray into RE I wish I would have purchased a cheaper property but I cannot say I have been displeased with what it has done.I think the FHA/VA loans are a great way to get a first property going with minimal capital.
