Although the business is doing very well, I know that it is a matter of time until I burn out of the business as it is a 8 day a week type of job, but the returns are certainly nothing to complain about.

Does anyone know someone who wants to install 6 double hung windows for extra cash in the Peoria/Pekin area?  

After a lot of curse words and a extra $2500 the AC is fixed and the electrical is done.At this point things are now moving smoothly, Electrical is done, AC, plumbing is looked at, concrete poured for the kitchen addition, roof done and were ready for Sheetrock!

so about $60/mo extra.  

I need that extra money to close on another investment property this year.  

You could essentially buy an extra duplex and double the COCR with the same $100k available cash you have by investing in 250k-300k duplexes.   

He says that this property should be easily sold between 200 to 225K.I asked him that some comps are around 140K and he mentioned that we will do some high end rehab with some modifications(adding extra bed room) which should give an ARV ~225K.

Part will depend on the price range you're buying and selling....under $200k they're earning their money....under $100k, you need to pay me extra, no matter how many you do.  

Now, SQUEEZE $200k out of that extra $100k!
