I've heard about turnkey companies (properties that a company owns, is already rented, and ready to sell with tenants in it) but am not familiar with any names of companies.

Is it the amount of fit-up it would need to become "tenant ready", is it "how long does it take to get a tenant in place"?

I don't have any recommendations for you in those cities however I know that BP just launched a "find a Property Manager" tab in their Build a Team section.

I've found some great potential PML's by reaching out to retired investors and building genuine relationships with them.

I've had bad experiences with two different property management companies in Columbus that stemmed from them not taking timely action on repairs that cost me a lot of money and also not identifying obvious things in inspections that led to higher turnover rates and increased the time that it took to get the unit ready for the next tenant. 

Building upon this success, a mere seven months later, I acquired a single-family property which I currently lease as a short-term rental.

Certainly, building a team first is the right way to do it, I think we can all agree there, though know others who buy site unseen via auctions, etc. 

I just renewed my personal line of credit on an office building we own, plus I will get another on a rental we have in a bit.

But I wondering how difficult is it to get a DSCR loan without experience building or buying rental properties.1.
