The house is a 2 bedroom 1 bath but for college students thats all they are looking for.

How many bedrooms are in each unit?

I am currently out of town and don't have a picture handy but its a 12 x 12 bedroom.

If someone buys a condo unit at auction where the unit has a leak that has caused damage to the unit below is the new owner responsible?

There are stricter regulations regarding rentals and they seem to be ever changing, becoming more and more pro-tenant.The areas you mentioned near SLU are very popular, and nice places to invest if you are to live in (or house hack) a single family home or condo. 

I'm an out of state investor looking for a SF, condo or townhouse, 2-3 bed, 2 bath, buy and hold 15-20 minutes from a good beach in a B or better area. 

Added a unit by dividing a large two bedroom into 2 studios.

He currently lives in Florida and owns a condo, but would like to buy a single family.

All 11 units are 1 bedroom, so we are geared more towards working class or single/elderly.
